A typical transaction will have an agent list your property (listing agent) and another agent may represent the buyer (buyers agent) The two agents will split the commission. Commissions are negotiable but usually around 6%. The seller pays both the listing and buyers agent commission. My flat fee listing enters your property on the same MLS for a low upfront fee. I will be your listing agent but you will not pay a listing commission at closing.The commission which is normally paid to the listing agent is eliminated by the flat fee. Yes, if no agent is involved you will not pay any commission. Sell it yourself-Pay zero commission. Flat Fee Listings only, you do not have this option on the 4.5% traditional listing.
All flat fee listings allow you to cancel at anytime unless an active contract is pending. Your upfront listing fee is non-refundable. Traditional MLS listings at 4.5% do not allow early cancellation unless agreed on.
Flat Fee Listings have 3 options on showing appointments. Select the 1.centralized showing service option, 2.agents call the owner direct, or if vacant, 3. set up without appt. needed. Traditional MLS listings (4.5%) include CSS. (showing service)

Flat Fee listings have 2 options available. I offer a professional real estate service option. Choosing this option I will take care of anything from listing to closing. The other option is to handle everything yourself with limited email support from me. Traditional MLS listings at 4.5% include professional real estate services from listing until closing.
Yes, but a sign is offered on every listing package. An agent is more comfortable showing homes without a for sale by owner sign to insure they will be paid a commission. However, a sign is not required at all to sell your home.
Yes, I encourage it. You are free to advertise your home as needed, hold an open house, etc.
I don't know. Why would you? Choosing any of my listing packages will save you thousands in commission fees.
