  • How does your Flat Fee Listing differ from a typical listing? A typical listing will have one agent list your property-(listing
    agent) and another agent will bring a buyer-(buyers agent) to purchase the home and the two agents will split the commission.
    That commission is negotiable but usually is around 6%. The seller pays both the listing agent and the buyers agent
    commission. My Flat Fee plan enters your home information on the same MLS, and you pay a low, upfront Flat Fee instead of
    a high commission to list it. I will be your Listing agent, but you will not pay a listing commission at closing. The commission
    which is normally paid to the listing agent is eliminated by payment of the flat fee. The savings can be substantial.

  • What about the buyers agent commission?  In all cases where the property is "listed" on an MLS and when using a flat fee
    service, the seller must still offer a "Buyer's Agent Commission", typically 3% of the selling price paid to a co-operating
    broker who brings a buyer. I recommend you agree to pay the buyers agent at least a 3% commission. Most all listings offer at
    least a 3% buyers agent commission. All commissions are negotiable, but you must agree to an amount before we list on the
    MLS. The Commission is not negotiable after posting on the MLS listing.

  • Can I sell my house myself? Yes, you can sell your house yourself and if there is no agent involved you will not pay any
    commission at all. You do not have this option on a typical listing!! That is the one of the great things about my Flat Fee

  • Can I cancel the listing agreement if I change my mind? Yes, unless there is a pending contract or offer, you can cancel
    the listing at anytime. Your upfront listing fee is not refundable.

  • How does the showing appointments work?  You have 3 options on showing appts. 1. Choose the Centralized Showing
    Service option. 2. Agents can call the owner direct. 3. Set up without appointments needed-(works best on vacant homes)

  • Can I enter my property for sale AND for lease at the same time?  Yes, but you would have to pay separate fees for the
    sale and lease. One fee for the sale and another fee for the lease. This is two different listings and the information has to be
    entered in separate areas of the mls system.

  • How about the paperwork, offers, and closing? A lot of Flat Fee Services offer little help when it comes with dealing with
    offers, closing, etc. I offer an optional closing fee (see listing pkg. page for costs) for professional real estate services. Should
    you choose the closing fee option, then all offers will come to me first. I will prepare a net sheet on each one so that you can
    make an informed decision. I will handle all paperwork and will be available throughout the process to closing. I take pride in
    the service I provide to my customers-No High Commissions Here!!

  • Can I use a "For Sale By Owner" sign?  Yes, but Realtors are more comfortable showing properties without a For Sale By
    Owner sign to insure they will earn a commission. However, I have homeowners use a For Sale By Owner sign all the time and
    successfully sell their home.You do not have to display a sign at all. I have signs available and depending upon listing
    package are included or available for an extra charge.

  • Can I advertise my home myself? Yes, I encourage it. You are free to advertise your home,hold an open house, make flyers,
    cards, etc.Remember- sell it yourself-pay no commission!!

  • Why would I pay 6% to sell my home when I do not have to? That is a very good question.  I don't know. Why would you?
